Sure. Thanks, mister chair. And this is a case where the petitioner is requesting a rezoning of the subject lots from MMU 75 to M 1. The lots in question are used for business industrial uses, including contractor storage yard with some other uses as well. So they are requesting this rezoning in order to allow for for those uses to be able to continue by right.
And in conjunction with this, they are also requesting a text change to section 12 o two dot h dot four of the ordinance pertaining to contractor storage yard to allow for storage containers to be used for permanent storage on-site site, but without stacking. So applicants here, and they can tell you more.

My father is Jeff Audet. He's over there. So like I said, one of our neighbors got in trouble for not sure what exactly what it was, but, we were just a ripple effect. So we were told that we were in, the wrong zone. So what we did was went to the city of Providence and said, okay.
What do we need to do? They said you should change your zone to this based off what your business needs are. And then they said, well, you have storage containers, and they said there's not really a zone that allows for this. So their recommendation was to add the following clause regarding storage containers. It's pretty pretty simple.
Okay. Commissioners, do you have questions of the applicant? Are storage containers a part of the this your business or the other surrounding businesses?
Because it's a it's not prohibit it's not allowed as a permanent storage as I believe, and correct me if I'm wrong, Troy, throughout the city. So this would be a text change to allow we allow for temporary storage and storage containers, like, in crates like that. Is that correct, Choyan?
Yeah. They're not allowed permanent storage. This would apply to the contractor storage yard.

It's definitely a necessity. Mean, what would you define temporary in terms of a storage container? That's that's the the zoning definition as of now is a is a temporary use. It's not a permanent use, and I believe it's probably defined.
Yeah. We'd have to look that up, but temporary would be something that you move you know, essentially move away. Okay. Store store materials, move them to another place rather than have them in perpetuity. Okay.

We're an electrical contractor, so we do pretty much everything commercial electrical work. So buildings, we have some work down in Newport Docks. So it's storage of, say, equipment or tools that are being stored in the storage container for a month or two and then going to a job. And then say when we slow down, it's back or it could be storing wire or material or anything. So anything to allow us to do business.
Do those containers move to
the job site then? Some do. Yes. Some don't. So we have both.
We have some containers that might be there for a week, and then once the job gets going, it moves out. And then we have some that will will never move. It'll be permanent. Are
the containers on a permeable or impermeable surface? Are we

The zone change doesn't bring me any pause. It's it's more just the the text change that I wanna make sure we're intentional about it. It seems like the city supports it. But
