Bordoni. Yes. Okay. Would you like to just share with us, just summarize the two matters that are before us? And I think we'll start on Gaynum.
Okay. So let's start with Gaynum Street. So Before you start, the clerks have brought to my attention that we have substitutes for all three matters that are before us. They wind up with me on tape what is presented before you when I can see that the committee has red line versions on let's take those as let's call them substitute one, two, and three. All in favor, I. Aye. Any opposed ayes have it as Nafarius who have the items have all been substituted. And for the benefit of the, the council finance team, I just wanna point out that these have been hanging around a bit. There were drafting errors related to time.
We had to update the fiscal notes on, and we went through that process. The law department has reviewed them and provided what is before you today on Yes. Some housekeeping items, removing jurisdiction of the I ninety five commission on 2024 and 2025. Not significant matters, but the fiscal notes have been changed. And that's why I asked to come and testify on that.
So with that said, any questions, committee members? We good? Okay. Let's start on Street on tell us what it is, what the proposed, what the plan is, and share whatever details you'd like about the project.

So that's 157 Gannon Street, locally locally. In
our office, we refer to it as Gannon 3, because it's part of four different parcels right next to each other on Ganey Street. The first two have already been approved for their TSAs. This is the third in line, and we have the fourth one, planned to be applied for, most likely sometime next year. This is a 35 unit residential, construction, new construction. It's going to have approximately five studios, ten two bedroom units, and 21 bedroom units.

Commercial. Residential and commercial? No commercial. No commercial. You speak very loud.
I know. Okay. Give us the rent out of the units, please.
Of the 35 units, five will be studio units. 10 will be two bedroom units, and 20 will be one bedroom units.
And the studios will be approximately 510 square feet. The one bedroom units will range from 664 square feet to 680 square feet, and the two bedroom units will be 875 square feet.
This is a project that, we anticipate would involve 25 jobs for the construction of the building. As of now, there's nothing planned for any permanent jobs associated with the building afterwards. It would take approximately ten to eleven months for construction to finalize.
K. Has construction begun? Yes. And how far along are you?
That, I'm not sure of. I've just been informed that it has begun.
Okay. Alright. What else?
This is a this will be a category two TSA application. Therefore, it would be subject to the apprenticeship requirement, the minority business enterprise, and women business enterprise requirements as well. And it would be a development that would, in the in the long run, obviously, greatly increase the tax revenue on, you know, this lot. This lot is currently taxed, to bring in about 13,000 per year. And when when the TSA runs at the end of ten years, it would be somewhere around 124,000 is what it would be bringing in for the city.
Okay. Alright. Any affordable?
As of now, I do not believe so. They would be rented out at market rate.
Okay. Do you have any estimates on market rate costs?
I do not. But if you would like, I can provide that. I we can track and file that information and provide that to the committee.
So there's a form that we used to use, that kinda is a quick, sheet. Was that given to? I asked Gina to provide that to the medication? Yes.

There's 4,000 monitoring fee. Now, obviously, apprentice and requirement and NVC, WVE prices, and you say you've started construction. So have you complied with the apprentice requirement and the MBA and then WVE requirement to date? You know that?
