Call to Order, Roll Call, and Approval of Minutes

Director's Report

Agenda Item 1: Minor Land Development Project Extension (322 Washington Street)

The commission discussed a request for a one-year extension for a 76-unit, 100% affordable housing project at 322 Washington Street. After a brief presentation by the applicant's representative, the commission voted unanimously to grant the extension.

Agenda Item 2: Major Land Development Project Public Hearing (195 Nelson Street / RFK School)

The commission held a public hearing for the proposed demolition and reconstruction of the RFK School into a new pre-K through 8 facility. After hearing presentations on design, traffic, and public feedback, the commission approved the requested waivers, dimensional adjustments, combination of stages, and the master/preliminary plan with conditions.

Agenda Item 3: Major Land Development Project Public Hearing (188 Princeton Avenue / Stuart Lima School)

The commission reviewed a proposal to construct a new pre-K through 8 Stuart Lima School following the demolition of the existing Gilbert Stuart Middle School. After discussing traffic flow, pedestrian connections to the library and rec center, and landscaping, the commission approved the waivers, combination of stages, and the master/preliminary plan.

Agenda Item 4: Zoning Ordinance and Development Review Regulations Amendments

The commission discussed proposed amendments to the zoning ordinance and development review regulations to align with new state laws and the city's comprehensive plan. Following a detailed review of changes regarding row houses, adaptive reuse, attics, and encroachments, the commission voted to send a positive recommendation to the City Council.
